At Morguard Building Surveyors, we provide detailed RICS-regulated Home Surveys designed to give you a full understanding of your property’s condition before you buy.

Level 2 Home Survey

A Level 2 Home Survey is generally suitable for conventionally constructed houses, flats and bungalows that appear to be in reasonable condition. It provides a detailed visual assessment of the property and identifies significant defects, maintenance concerns and matters requiring further investigation.


This level may be appropriate when the property is built from common materials, has a relatively simple layout and has not been extensively altered. We will discuss the property with you before confirming whether Level 2 is the appropriate choice.

Level 3 Home Survey

 A Level 3 Home Survey is the most comprehensive RICS Home Survey. It is normally recommended for older, larger, altered, unusual or visibly defective properties, as well as homes requiring extensive renovation or where major works are planned.


The survey provides an in-depth assessment of the property’s construction and condition. It explains significant defects, considers their likely causes and consequences, and provides advice about repairs, maintenance and further investigation.

RICS describes Level 3 as the most comprehensive survey and recommends it for large, older, unusual, altered or run-down properties. RICS guidance

 

A Level 3 Survey is more comprehensive and ideal for older, larger, or non-standard properties. It includes in-depth analysis, repair advice, and estimated remedial costs in every survey.

What We Inspect During a Home Survey

Subject to access, safety and the agreed level of service, a Morguard surveyor will visually inspect the accessible parts of the property, including:
 

  • Roof coverings and accessible roof spaces 
  • Chimneys, rainwater goods and external walls 
  • Windows, external doors and visible joinery 
  • Internal walls, ceilings and floors 
  • Accessible cellars and basements 
  • Garages, permanent outbuildings and boundaries 
  • Visible parts of services and drainage 
  • The grounds within the property’s boundaries
  • Carry out a full inspection of all visible and accessible building elements — roofs, walls, floors, windows, doors, chimneys, garages, cellars, and outbuildings


Home Surveys are primarily visual and non-destructive. Surveyors do not normally open up the building fabric, move heavy furniture or test service installations. Any access restrictions and inspection limitations will be explained in your report.
